Pick out the house plan you want with builder.
 

• Find a suitable lot for building with builder.
• Walk the lot to check for elevations, drainage, feasibility of excavation, etc...
• Make sure that the house will fit on the lot within the proper guidelines set by the community.
• Determine where to set the house on the lot and which trees to keep and which trees to remove.
• Get a core soil sample done to determine the type of foundation is required for your lot.
• Sit down with builder and go over house specifications (**see house specifications page on this website**).
• Meet with builder to go over quote and to refine the details to fit into your budget.
• Sign contract with builder.
• Make a final walk of property to make sure the house location is correct and that the trees to be removed are properly marked.

Construction Begins:

Excavate Property (3-4 days):

Clear out entire area where house will be located on lot.
Remove all trees and shrubs that were marked for removal.
Bring in fill dirt (if necessary).
Level house location

Prepare house location for foundation (2-3 weeks):

Survey the site (ongoing).
Place form boards.
Drill and fill piers (if necessary).
Install all underground plumbing.
Prepare site for concrete.
Install post-tension cables.
Pour foundation.
Clean up area and remove form boards.

Framing (2-3 weeks):

House plans laid out on foundation.
All framing done.
Roof decking installed.
Windows and outside temporary doors installed.

Roofing Installed (2-4 days):

Install tar paper.
Install roof.

Insulation, Stucco, Stone, and Brick (3-4 weeks):

Outside of house will be finished with the product specified by the home 
owner.
Outside trim.
Install fireplace.
Spray  or install Insulation.

Electrical, Alarm System, Home Entertainment Center, and Network 
wiring (2-3 weeks):

Install all electrical wiring and boxes.
Install all alarm system wiring.
Install all speaker & intercom wiring.
Install all computer cables.
Install Television cables.

Drywall (2 weeks):

All Sheetrock installed.
Tape and bedding installed and sanded.
Spray texture.

Cabinet installation (3 days):

Install all unfinished stain grade cabinets.

Trim / Gutters (4-5 weeks):

Doors, moulding, non-paint grade cabinets, and shelving installed.
Counter tops installed.
Gutters installed.

Painting (2 weeks):

Walls, trim, and cabinets painted, wallpapered, and stained.

Electrical, plumbing, and driveway / sidewalks (1-2 weeks):

Lights, fixtures,switches, hook up, sinks, toilets,  and water heaters installed.
Sidewalk, driveway, and pads poured.

Flooring (2 weeks):

Carpet, wood, and vinyl installed per house specifications.

Final outside grading, sprinkler system, landscaping, hydro-mulch, or 
sod installed (1 week).

Prepare lot for proper drainage, clear away remaining debris and brush, 
install landscaping and grass per specifications.

Appliances installed (1 day)

Paint touch up, install garage doors, and final make ready (1 week).
